Located in Muscat, Oman, this private residential development spans 31,700 sqm on an elevated site with breathtaking views of the Gulf of Oman to the north and the Al Hajar mountains to the south. The masterplan includes two new residences, a recreation centre, multiple living quarters, an Arabic Majlis, and enhanced arrival spaces for the existing Chairman’s Villa. The landscape was designed to create a seamless, interconnected environment that serves a large multi-generational family while ensuring privacy, comfort, and year-round usability.
The design draws inspiration from the rhythm and repetition found in traditional Omani music, using structured yet flowing elements to unify the site. A network of covered walkways, formal tree groves, and reflective water features create microclimates that enhance comfort in the arid climate while offering tranquil spaces for gathering and relaxation.
Creating a Harmonious & Functional Landscape
The layout balances architectural precision with organic forms, linking residences, private courtyards, and communal spaces through carefully framed vistas and sculptural structures. Water features are strategically placed to provide cooling effects, while tree-lined pathways create shade and natural transitions between different zones. These elements enhance the connection between indoor and outdoor living, reinforcing the sense of calm and continuity throughout the estate.
Framing Views & Enhancing Outdoor Living
Sculptural framing devices are used to accentuate key viewpoints towards the mountains and coastline, ensuring that each space benefits from its surroundings. Private courtyards and green spaces are integrated throughout, offering moments of retreat while maintaining a strong sense of flow between areas.
